This beautiful chalet is situated in the chalet resort Le Clos du Pré, at the skistation of Oz and Oisans on 1350 meters altitude. The distance to the ski runs and ski lifts is about 100 meters. The ski runs of Oz-en-Oisans are part of the huge winter sport area of Alpe d'Huez. The centre of Oz and Oisans is on walking distance, you will find here several restaurants, shops and an excellent hotel.

The chalet resort Le Clos du Pré is situated in a pine wood, the resort in total consists of about 30 detached chalets and a hotel/restaurant. All the chalets are traditionally built with many wood and nature stone.

Oz and Oisans is situated at the foot of the col the Glandon, one of the most known alp passes from the "Tour de France" (cycling). As of the balcony there is a superb view over the valley and the opposite mountain massif.
Financial "Chalet for sale" There is a leaseback construction on the chalet which means that the owner receives a guaranteed rental income (for 2006 about Eur. 14.850, no own use weeks). The following costs are for account of the owner: - local taxes - maintenance like paintwork
The price for the chalet is Eur. 349.000 excl. VAT, the VAT will be refunded by the french authorities after the sale.
The current lease agreement will last 9 years till December 2009 (the chalet was built in 2000) with thereafter two options for extension of 3 years each. So the leaseback does not finish at the sale of the property. After the lease period you will have the following options: - continue with the management organization and negotiate on a new contract - go to another management organization - stop with the rental
When you want to stay yourselves in the chalet the following conditions apply: - during the seasons (mid December - April and July - August): against reduced public rates; - outside the seasons for only Eur. 25 per week (just to cover the energy cost)
